Chapter 7: The Developer's Ultimatum

At 11:45 AM, a sleek black SUV pulled into the driveway.
Out stepped Robert Sterling, the senior acquisitions partner for Apex Development Group, carrying a leather portfolio containing the final closing documents for the property sale.
David opened the front door. ""Robert. We need to talk.""
Sterling walked into the foyer with practiced charm, offering a firm handshake that David did not return. ""David! Big day. The wire transfer is staged in escrow. Once you and Amanda sign the final release, the funds will clear by two o'clock.""
Sterling stopped in the living room, noticing Helena sitting in the armchair with Charles’s journal on her lap.
""Oh, hello,"" Sterling said, slightly confused. ""Is this a tenant? The contract specified vacant possession upon closing.""
""This is Helena Vance,"" David said firmly, stepping between Sterling and his mother. ""My mother. The sole legal owner of this property.""
Sterling chuckled nervously. ""David, that’s impossible. Helena Vance was declared legally deceased six years ago. The probate court granted title to you and your sister.""
""The probate court was acting on incomplete information,"" Helena said, rising from the armchair with calm, unshakable dignity. ""I have already filed a formal petition for revocation of the death decree with the county clerk this morning. Any attempt by Apex Development to execute this sale will be met with an immediate injunction for clouded title and fraud.""
Sterling’s smile vanished. His jaw hardened as he looked at Amanda. ""Amanda, is this true? We’ve already spent two hundred thousand dollars on zoning permits and demolition contracts.""
Amanda turned from the window. Her voice was steady, carrying an authority she had never used for good until now.
